For long-time Bergen County homeowners selling and moving to South Florida, the biggest gaps are usually in tax math and timing. People underestimate how New Jersey exit tax, Florida Homestead Exemption deadlines, and mortgage rates interact across two states. The smoothest moves I see happen when we design the sequence first — sell timing, rent-back options, temporary housing if needed — then plug listings and purchases into that plan.
In 2026, most downsizers I work with in Fort Lee, Leonia, and Tenafly are less focused on squeezing every last dollar out of the sale and more focused on timing around retirement, health, and proximity to children and grandchildren.
